Chalmers Properties Ground Rent

Has anyone had there ground rent bumped up considerably on leasehold properties around the harbour areas. As a small business owner/operator, we have found our ground rent has risen a wopping 300% on our ground lease and is really hurting us. We have voiced our opinions to our landlord and also Chalmers Properties on how it can be put up so high. We have written to Chalmers Properties, and our landlord also says he has written to them. Our response was it is not
our fight only our landlord can try and do something about it, but so far with no luck. we have tried looking for other premises around our area as that is where our clientel are, and seems to be nothing available to suit our needs. I just wanted to put it out there if any other business are finding it an unjustice and if there is anything we can do about it.
I thought dunedin was there to help small businesses succeed, it seems to me the industrial area is going to become obsolite the rate it is going, therefore driving businesses out of town or worse closing down.

Right there with you

Our Business Premises are also on on free hold land. Chalmers Properties are starting to get very greedy. Fingers and eyes crossed that our Landlord fights for us when the time comes. At the end of the day, the building is only worth what US (the business owners) will pay.

I'm not sure where your premises are? I am not far from the 'harbour area' but think perhaps you are meaning Port Chalmers?? ('Cos you are dealing with Chalmers Properties')

Our Ground Rent has increased from just over $6,000 a year to just over $18,000 a year (They tried to get around $24,000!!!). I'm not sure where they think the extra money comes from but it's damned hard to find it . . .

You are right, it's only worth what we will pay for it . . . BUT, if we have an awesome sight for our business, they know our hands are tied. I think I feel an interesting meeting of 'disgruntled' tenants coming on . . .???

Dont blame the greedy landlords entirely this is provoked and encouraged

By your friendly city council who in their infinant wisdom want the harbourside area upgraded so they can lump hefty rate increases on those properties in an effort to collect more revenue to line their own pockets as per usual and increase their salaries.
If you think they give a damn about the businesses there think again when has this council or any other for that matter give a damn after the election to their office.
Wake up people they couldnt care less about their constituents after you have elected them just like any other politicians its too late they are in and you dont matter any more, show me an honest politician and I will show you a liar.
Thats the way it is so get used to it

Chalmers Properties

The way I understand it is... Chalmers Properties are owned by Port Otago, which I am sure is owned by Otago Regional Council, so ask yourself !!!!. The land we own in the harbour basin is freehold which we occupy, so we are obviously the lucky ones, and we wont be shoved out by anybody unless the time comes that we WANT to leave !!!
